In order to better assist you in a search, we need to understand what category it fits. In fact, the criteria to be refined in order to target research clearly implies that the main objective pursued is clearly stated beforehand.

What geographical preferences do you prefer for this investment?

This will depend on your own location, but also on the conditions of access (distance, ease of travel, visa or not), taxation and exchange rate conditions prevailing in the area sought after, the equipment of the targeted region, the security of premises, legislation on real estate investments for foreigners and/or non-residents, etc.

The choice of a specific destination, based on the criteria listed in the list above (or more personal ones), is a prerequisite for conducting effective targeted research.

What is the budget for the investment sought?

Before engaging in an active search based on the criteria defined for the aspects listed above, it is also necessary to investigate further the targeted market, to evaluate the type of property that you will be able to acquire according to the total budget that you have decided to allocate to your investment (both down payment and + mortgage loan).

This step should include the costs related to the acquisition in itself (notary fees, taxes, travel, and living expenses), then, if it is to modify a property, or renovate it heavily, or to build on an adapted site, to add the expenses of architect, direction of building site, of works and equipments, of decoration / furnishing, of garden, creation of swimming pool (villa), of roadworks if necessary, or still connect to existing networks (making sure they are available, including available power ... mainly). This is to ensure the accounting of the results obtained with those of your budget. Of course, these elements will vary greatly according to the preferred location for the investment. For example, the purchase cost per square meter of an old castle in the countryside in France will be around at 10.000 / 15.000 € / m2. While for a villa of two or three bedrooms in St Barthelemy we will be rather to 15.000 / 20.000 € / m2 ... But significantly less in Bali or Thailand.

Why entrust a search mandate to an experienced French professional abroad?

French legislation is very protective of customers. This is why it requires real estate agents to have specialized training regularly updated to be able to have the Professional Card required to practice, different card if it is for rentals, transactions or property management. This legislation also requires the professional to act as an adviser to his clients, administratively but also legally and fiscally. It must also be guaranteed by professional insurance in its activity. Finally, the real estate agent in France cannot offer a property without being mandated to sell it by its owner, or can only look for a property within the framework of a search mandate signed with a client wishing to acquire a property previously defined. If this potential buyer does his research alone, he can spend weeks, or even months looking at hundreds of sites on the web and browsing thousands of ads, mostly without convincing results ...

Why?

First, because the "filters" of the sites are rarely perfect and show many files unsuitable for the purpose pursued by the purchaser. Then because more and more often the best files are not present on the websites. You have to go in person to visit agencies that after receiving more or less long acquirer it speaks to him ... All these tedious tasks are removed for the purchaser as part of a search mandate! the chosen professional will do all this work for them and will only offer them the files corresponding most closely to their research, saving them valuable time. In addition, the potential buyer who signs a search mandate will risk nothing more than to be offered a property that pleases him! Both research and sales mandates comply with the legal regulations in force in France, which ensure maximum protection for clients.
